Mortgage deals for first time buyers

With such a range of different types of mortgages currently on the market, it could be worth taking the time to compare each type of mortgage deal on offer. One of the options you may be considering is an interest only first time buyer mortgage. These will tend to suit those who are looking for a mortgage deal whereby:

  • Your monthly payments will only cover the interest accrued on your mortgage
  • At the same time as making interest payments, you will be expected to be regularly paying into a long-term savings plan
  • When the term of your mortgage is complete, you would be expected to be able to pay off the loan in full with your savings.
  • There are several different banks and building societies that would be likely to offer you interest only first time buyer mortgage deals.

An interest only first time buyer mortgage may have the following pros and cons, so you should consider any mortgage deal carefully before agreeing to it:

  • Initially, an interest only mortgage could be somewhat cheaper than a repayment mortgage, as you are only required to pay interest payments
  • You will stand to make yourself a good deal if the value of your house increases
  • Interest only mortgages tend to suit those who believe that their financial situation is likely to improve the course of the mortgages lifetime

Cons

  • An interest only mortgage requires a lot of discipline with your finances, as you will be liable to pay back the full loan at the end of the term
  • There is a risk that your savings will not cover your mortgage loan, particularly in the face of changing interest rates
  • An interest only mortgage could prove to be more costly than a repayment mortgage in the long term
