A repayment mortgage of £120,000 payable over 28 years and 1 month initially on a fixed rate for 2 years at 1.99% and then on the lender current variable rate of 3.69% (variable) for the remaining 26 years and 1 month would require 24 monthly payments of £465.20 and 312 monthly payments of £565.39 and one final payment of £565.19.


The total amount payable would be £189,357.67 made up of the loan amount plus interest (£68,161.67), booking fee (£999), completion fee (£30) and valuation fee (£197).


In this example the overall cost for comparison is 3.7% APRC representative.

No Fee mortgages for first time buyers

There are several different banks and building societies that are likely to offer you no fee first time buyer mortgage deals. To ensure that you are getting the best possible deal on your mortgage, it is strongly recommended that you take the time to shop around with a range of different providers to see what they might be able to offer you. Bear in mind that while a no fee mortgage offer can be a useful money-saver in the shorter term, the mortgage lender is likely to make up the fee by charging more interest over the longer term.

  • Get together as large a deposit as possible

  • Avoid making multiple applications as this could affect your credit score
  • Consider a quote from your current or savings account provider – often they may give preferential mortgage rates to existing customers
  • Think about long term costs as well as initial costs – a no fee first time buyer mortgage may save you money initially, but could cost you more in the long run
  • Use a mortgage calculator to assess the affordability of each mortgage
  • Be able to demonstrate that you have a steady income and are able to manage your finances – you may like to regularly put money into a savings account to prove this
