Subsidence is one of those problems that as well as being hard to spot, can quickly balloon into a time consuming and potentially expensive predicament. Taking out subsidence insurance for any building that you own could save you from having to feel the full of impact of any repairs resulting from subsidence.

Many insurance companies will not give out a stand alone subsidence insurance policy but will include it was a feature of their quotes for home insurance and buildings cover.

What is subsidence?

Subsidence is the effect of the ground that your property is built on, usually if it is clay, shrinking or expanding due to environmental conditions. This will mean that the foundations are rising or falling, which places a large amount of pressure on certain points of the structure.

Taking out subsidence insurance on a building will mean that cost of readjusting the foundations falls to your insurer rather than yourself.

You can spot subsidence by looking out cracks that appear in the walls of you house. Other signs are doors and windows jamming and an effect known as rippling wallpaper which is not caused by damp.

The risk of subsidence can be reduced by:

  • Making sure that pipe systems are maintained
  • Not planting trees in close proximity to your property as they will take a significant amount of water out of the ground

Subsidence insurance

A building that is suffering, or has suffered from, subsidence will be harder to insure because of the inherent risk of having to pay for large scale repairs.

Many insurance companies will be willing to offer you home insurance quote with subsidence cover included, although you may well be declined a new policy if you have made a claim for subsidence in the last year.
